We do video tours first to rule the wrong homes out, I get you oriented on schools, commutes and how the towns actually differ, and then you make one focused trip to see a real shortlist instead of twenty-five houses over three weekends. Appraisal An independent estimate of a home's value, ordered by the lender, that the loan amount is checked against. Appraisal gap The difference between the contract price and a lower appraised value; the buyer covers it in cash unless the contract says otherwise. Attorney review A short period after a contract is accepted, customary in Illinois, in which each side's attorney may propose changes or cancel. Closing The meeting, or the day, when documents are signed, funds move, and ownership transfers. Closing costs Fees and prepaid items paid at closing beyond the purchase price: lender fees, title, recording, taxes, attorney. Comparable sales (comps) Recently closed homes similar in size, condition and location, used to set a price or support an appraisal. Contingency A condition in the contract that must be met for the sale to proceed, such as financing, inspection or appraisal. Days on market (DOM) The number of days a listing has been active before going under contract. Debt-to-income ratio (DTI) Monthly debt payments divided by gross monthly income; lenders cap it to size a loan. Disclosure The seller's written statement of known defects and conditions, required by law. Down payment The part of the price paid in cash rather than borrowed. Earnest money A deposit made with the offer to show commitment, held in escrow and applied at closing. Escrow Money held by a neutral third party: earnest money before closing, or the tax and insurance reserve the lender collects with each payment. Equal Housing Opportunity The federal guarantee that housing is available to everyone regardless of protected class, under the Fair Housing Act. HOA / assessment A homeowners' association fee for shared property and services in a condominium or planned community. Inspection A buyer-ordered examination of a home's condition and systems, usually within days of an accepted contract. Interest rate lock A lender's commitment to hold a quoted rate for a set period while the loan closes. List price The asking price on a listing; the sale price is what a buyer actually pays. List-to-sale ratio Sale price divided by list price; a measure of how close to asking homes are closing. MLS The multiple listing service: the database brokerages share to market and find listings. Pre-approval A lender's conditional commitment based on verified documents; stronger than a pre-qualification, which is based on stated figures. Principal and interest (P&I) The part of a mortgage payment that repays the loan and its interest, before taxes and insurance. Private mortgage insurance (PMI) Insurance the borrower pays when the down payment is under 20%, protecting the lender. Proration Splitting a cost such as property tax or HOA dues between buyer and seller according to the closing date. Title The legal right of ownership; title insurance protects against claims and defects in it. Transfer tax A tax on the sale of real estate charged by the state, county, or municipality, computed on the price. Under contract A listing with an accepted offer that has not yet closed; contingencies may still be open. Here is the checklist I run in every house, from furnace labels to crawlspaces to grading, and why it changes what you offer. Most people walk into a house and start decorating it in their head. That is the fun part, and it is also the part that costs money later. The job during a showing is to find out what the house will cost to own, before the excitement of liking it makes that question feel rude. Here is what I am doing while you are looking at the kitchen. I read the mechanicals like a receipt Every furnace and water heater carries a manufacturing date on its data plate. A furnace is a fifteen-to-twenty-year appliance; a water heater is closer to ten. A 2009 furnace in an otherwise lovely house is not a reason to walk away. It is a line item, and knowing it before you write the offer is the difference between negotiating and absorbing. Same with the electrical panel. I look at the amperage, whether the panel is a brand with a known recall history, and whether anything about the wiring suggests work was done without a permit. I go into the crawlspace Clients tell me this is the part they remember, which surprises me a little, because it is the most obvious place to find out what is actually happening to a house. Crawlspaces and unfinished basement corners tell you about water: staining on the foundation wall, efflorescence, a sump pump that has clearly been running hard, joists that have been sistered by someone in a hurry. You cannot see any of that from the living room, and the listing photos are never taken down there. I walk the outside twice Once for the roof, gutters, soffits and the age of the siding. Once for grading: which way does the ground slope relative to the foundation, and where does the downspout put the water? A surprising share of wet-basement complaints in older DuPage subdivisions trace back to a downspout that dumps two feet from the wall. I write down the things you ask in the driveway Every buyer asks questions I cannot answer standing in the house: what the taxes did last year, whether the HOA has a special assessment coming, how the district drew its boundary two streets over. I write them down and come back with answers, including the ones you forget you asked. Why this matters for your offer An offer is a number attached to a set of assumptions. If the assumptions are “everything works,” you are bidding against people who assumed the same thing and you will all be surprised together after the inspection. If you already know the furnace is thirteen years old and the sump has been working overtime, you can price that in, ask for it directly, or decide it does not matter to you, and you can do it while you still have leverage. None of this replaces a licensed home inspection. It decides whether the house is worth paying an inspector to look at, and what to tell them to look at first. The question is usually “which district is better.” The more useful question is “which district’s houses are the ones I want to live in, at the price I want to pay.” The line, roughly Naperville is split between District 203 , which covers the older northern and central parts of town, and District 204 (Indian Prairie), which covers most of the newer south and southwest. Both are consistently strong. Neither is a reason to buy a house you do not like. The line does not follow a single road, and it does not follow the city limits. Parts of 204 sit in Aurora and Plainfield addresses. Never assume the district from the mailing address. Verify the specific parcel, every time. What actually differs: the houses 203 is where you find the pre-war and mid-century stock near downtown and the Riverwalk, on mature streets with big trees and small garages. Walkability to the downtown core and the Metra station is the draw, and you pay for it. Lot sizes vary wildly block to block, and teardown-rebuild activity has been steady for years, which means your neighbor’s construction is a real possibility. 204 is largely 1990s and newer subdivisions south of 75th Street: bigger floor plans, three-car garages, newer mechanicals, HOAs with actual rules. Price per square foot generally runs lower than comparable-condition homes up north, which is why families who need a fourth bedroom often end up here even when they started their search downtown. What actually differs: the commute If getting to the Loop by train is central to your life, the northern half of town is materially better. You are closer to the Naperville station, and the difference between a five-minute drive and a twenty-minute drive to the platform compounds twice a day for years. If your commute is by car to the I-88 corridor or the office parks in Warrenville and Lisle, the south side is often the easier daily drive. How I would use this Pick the housing stock and the commute first. Then verify the district on the specific address you are considering, because both are good and neither is worth buying the wrong house for. If school assignment is genuinely make-or-break for you, whether that is a specific program or a sibling already enrolled, tell me at the start and I will filter on it before we look at anything.
