Moving to the Western Chicago Suburbs: a Local's Guide
Picking the neighborhood is the decision that outlasts the house. Most of my 45 closings have been in and around Naperville, Lisle & Downers Grove, Addison & Elmhurst, Bolingbrook & Mokena and Elgin & the Fox Valley, which is enough of them to know where the real trade-offs are.
Why Naperville
People move to the Naperville area for the same reasons they stay: schools, commuter access, and neighborhoods that hold their value. The right one for you depends on what you're optimizing: lot size, walkability, school district, or price band. That's a conversation, not a listicle. Here's the honest version of each area I serve.
The neighborhoods, honestly
Naperville
Naperville · $585K median
This is my home market, and my office is on Route 59. Naperville runs from the walkable Riverwalk district and pre-war streets near downtown out to the 1990s-and-newer subdivisions south of 75th Street, split between District 203 and District 204 schools.
Lisle & Downers Grove
Lisle · $466K median
This is the corridor along the BNSF line east of Naperville, and I closed both my largest recent sale and a downtown-adjacent condo here in the same season. Lisle offers Morton Arboretum frontage and quiet 1970s subdivisions.
Addison & Elmhurst
Elmhurst · $503K median
This is northeast DuPage, the closest to the city of any market I work in. Elmhurst is the established option: mature trees, a college, a downtown that has been reinvesting for a decade, and constant teardown-rebuild pressure on older ranches.
Bolingbrook & Mokena
Bolingbrook · $354K median
This is the southwest corridor, where Will County pricing still leaves room for first-time buyers and where two of the homes I represent are on the market right now. Bolingbrook is planned-subdivision country with townhome inventory that moves quickly under $300,000.
Elgin & the Fox Valley
Elgin · $331K median
Kane County along the Fox River is the northwest edge of my service area, and the market where a buyer's dollar goes furthest. Far-west Elgin around Bowes Creek is newer construction on golf-course and prairie parcels, while the older river neighborhoods hold Victorian and craftsman stock at prices that would be impossible in DuPage.
The neighborhood figures on this page are illustrative estimates, not verified MLS statistics. If you want real numbers for a specific street or property, ask me and I will pull the comparable sales.
What it costs to live here
Median values across my core neighborhoods range from $331K to $585K, with homes averaging 23 days on market. Property taxes are the number newcomers underestimate. Ask for the real monthly math on any home you're considering.
Start the conversation early
The best moves start ninety days before the search. Lender introductions, school timelines, and a neighborhood shortlist cost nothing and remove the panic later. Reach me whenever you're ready, even if "ready" is next year.
