Naperville
Naperville, IL 60540, 60564
Naperville, IL holds about 46,200 homes, 79% of them owner-occupied, with a median year built of 1988. This is my home market, and my office is on Route 59. Naperville runs from the walkable Riverwalk district and pre-war streets near downtown out to the 1990s-and-newer subdivisions south of 75th Street, split between District 203 and District 204 schools. Buyers come for the schools and the Metra line to Union Station, then find out the price spread between the north and south halves of town is wide enough to change the search.
Lisle & Downers Grove
Lisle, IL 60532, 60515
Lisle & Downers Grove together cover about 28,400 homes, 74% of them owner-occupied, with a median year built of 1976. This is the corridor along the BNSF line east of Naperville, and I closed both my largest recent sale and a downtown-adjacent condo here in the same season. Lisle offers Morton Arboretum frontage and quiet 1970s subdivisions. Downers Grove pairs a genuinely walkable downtown with express Metra service that puts riders in the Loop in under half an hour. Housing stock is older and lots are larger than the newer south-Naperville tracts.
Addison & Elmhurst
Elmhurst, IL 60101, 60126
Addison & Elmhurst together cover about 24,100 homes, 72% of them owner-occupied, with a median year built of 1968. This is northeast DuPage, the closest to the city of any market I work in. Elmhurst is the established option: mature trees, a college, a downtown that has been reinvesting for a decade, and constant teardown-rebuild pressure on older ranches. Addison next door holds the value end of the same geography, with postwar homes on generous lots and quick access to I-290 and I-355 for buyers who commute in more than one direction.
Bolingbrook & Mokena
Bolingbrook, IL 60440, 60448
Bolingbrook & Mokena together cover about 26,800 homes, 77% of them owner-occupied, with a median year built of 1994. This is the southwest corridor, where Will County pricing still leaves room for first-time buyers and where two of the homes I represent are on the market right now. Bolingbrook is planned-subdivision country with townhome inventory that moves quickly under $300,000. Mokena, further southeast along the Rock Island line, trades a longer commute for larger lots and a small downtown that has quietly filled in around the Metra platform.
Elgin & the Fox Valley
Elgin, IL 60124
Elgin & the Fox Valley together cover about 41,500 homes, 68% of them owner-occupied, with a median year built of 1985. Kane County along the Fox River is the northwest edge of my service area, and the market where a buyer's dollar goes furthest. Far-west Elgin around Bowes Creek is newer construction on golf-course and prairie parcels, while the older river neighborhoods hold Victorian and craftsman stock at prices that would be impossible in DuPage. The trade is distance: this is a car-first market with a longer run into the city.
